CBD is the area surrounded by a large amount of businesses. Here, we see an example of a CBD, San Fransisco, illustrated when the woman notes how many shops are close to San Fransisco. The area is also more expensive, hence why they all are hesitant to move there.

Urban sprawl is when an urban area is expanded further. It's illustrated here as the characters are both in shock of the new buildings being built and expansion of urban areas, and the increase in reliance on automobiles is one of the effects, shown when the woman comments on how difficult it is finding parking.

Gentrification is the urban renewal of an area that often displaces current residents in order to rebuild and make the surrounding area better.
