  • On August 1, 2016, Amy signed a two-year rental agreement with the landlord of her basement apartment. The rent is $900/month.
  • Amy does not want to move because she had just settled in and the location is great. She is willing to make changes to her lifestyle so that she can afford the rent increase. However, before she makes a decision she wants to consider her options. First, she has a few questions about how the law applies in this situation.

  • A short while after entering her bedroom Amy noticed that someone had slipped a sealed envelope under her door.
  • Oh, a letter! I wonder who it's from?
  • Dear Amy, I received November's rent. Thank You. I recently found out that basement apartments, similar to the one you are renting, in the area are going for significantly more than I am renting it to you. I will have to start charging you more rent. Starting next month, the rent will be $1100/month. If this is OK with you please sign the attached agreement which confirms that you agree to the increase. Also include $200 because your current last month's deposit is only $900. If you do not agree to the rent increase, please vacate the unit by January 1, 2017. Your last month's deposit will be used to cover December's rent. If you do not return the form signed and consenting to the increase within one week, I will consider it as notice that you will be moving out by January 1, 2017.
